Best Title Companies Offering Remote Closings for Miami Properties

“Remote closing” can describe very different arrangements. An online video session, a traveling notary and a paper package sent by courier do not have the same requirements. Tell the agency where each signer will be and ask exactly which method it can approve.

The short answer

Which option fits your file?

Location Title publishes a dedicated RON process, Title National lists RON alongside mail-away, mobile and office options, and Marina Title advertises RON for foreign-national transactions. These are documented offers for Miami-area or Florida property closings. Eligibility for a particular signer or loan still needs confirmation.

Why these three?

  • Explicit remote online notarization or named signing methods in official provider materials.
  • Miami property coverage and a matched Florida DFS agency record.
  • Clear limits: a remote notarial act does not by itself approve the loan, fund the transaction or record the deed.

Location Title leads for its dedicated RON workflow. Title National follows for its explicitly listed alternatives, and Marina for its foreign-national context. We have not tested the platforms, identity checks, cybersecurity or international eligibility.

Provider notes: strengths and tradeoffs

A published online-notarization workflow

Location Title & Escrow LLC

Location Title’s RON page outlines a suitability discussion, electronic document review, identity verification and an audio-video session. It also describes post-signing funding and recording work. The agency is based in Miami Lakes and publishes Miami-Dade service coverage.

What to confirm: Its broad “from anywhere” language is not a guarantee that every signer, country, identification document or mortgage qualifies. Obtain approval for the specific people and documents, plus an alternative signing plan.

Ask: “Which platform and identity checks will apply to each signer, has my lender approved the method, and what is the fallback if verification fails?”

Official evidence: Remote online notarization.

Agency check: Florida DFS G245344 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Comparing online and paper signing alternatives

Title National LLC

Title National lists RON, mail-away, mobile and in-office signing on its investor page, and discusses remote methods in its buyer FAQ. Its Miami office page gives a local address if a party needs to attend. That makes it useful for asking about a mixed signing plan.

What to confirm: Do not treat RON, remote ink signing and in-person electronic notarization as interchangeable. The provider must confirm the lawful and accepted method for each document; mailing original documents can affect timing.

Ask: “Which documents can be completed online and which need original signatures or delivery, and what is the resulting funding schedule?”

Agency check: Florida DFS G323285 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Remote signing in a foreign-national file

Marina Title LLC

Marina’s foreign-national page lists remote online notary services alongside title examination, insurance, escrow and closing services. Its published service context makes it worth interviewing when an overseas party needs to coordinate signing and other closing requirements.

What to confirm: Offering RON for foreign-national transactions does not prove eligibility for every passport, country, corporate signer or lender. Separate signing logistics from legal and tax representation when requesting a quote.

Ask: “Can this signer complete the identity process from this country, and who confirms any separate tax documents or legal engagement?”

Official evidence: Foreign-national and RON services.

Agency check: Florida DFS W215312 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Name the signing method before booking

Remote online notarization (RON)
The signer and notary meet through an approved audio-video process with required identity checks.
Mobile or mail-away signing
A notary may meet the signer physically and paper originals may need to be delivered. This is different from RON.
Hybrid or electronic signing
Some documents may be signed electronically while other documents need a different method. An electronic signature alone does not establish RON.

Florida Statutes §117.265 permits a Florida online notary physically in the state to notarize for a signer elsewhere, subject to the statute’s requirements. It also requires identity verification and a recorded audio-video session. Those rules do not establish lender or underwriter acceptance of your complete closing package.

Approve the method: Signer location, lender, underwriter → Check identity early: Credentials, authentication, equipment → Plan the finish: Signing, funds, recording, backup route
A planning sequence for this comparison; it is not a guaranteed closing timeline.

Questions before opening the order

Can I close from another country?

Possibly. Confirm the signer’s country, identification, available authentication data, document type and lender or underwriter requirements. Ask for a backup method before arranging travel around an online appointment.

Is a mobile notary the same as RON?

No. A mobile notary usually travels to meet a signer in person. RON uses a remote audio-video process and identity checks. Confirm which service is actually being offered.

Does finishing the video call mean the closing is complete?

Not necessarily. The agency must still confirm all signing, funding, disbursement and recording conditions. Ask when funds may be released and when recorded documents and the policy will be delivered.

Research limits

This is a shortlist of published services, not an exhaustive Miami market survey. Research used official provider websites and Florida agency records on November 2, 2026. Provider statements are attributed, not independently tested. No closings were observed; no providers were contacted; no customer satisfaction, fee or closing-speed audit was performed. Availability, staffing, licensing and underwriting requirements can change.

All three options are title insurance agencies, not the insurance underwriters themselves. Attorney ownership or staff references do not establish a legal engagement. We did not verify individual attorney credentials, conduct a disciplinary-history search or test notary registrations and platforms. Ask who will issue the policy and what the commitment requires.
