Deal structure / escrow instructions / title issues
Best Title Companies for Miami Real Estate Investors: 3 Fits
“Investor friendly” means little until the closing agent sees the structure. A rental purchase, an assignment and two back-to-back transfers can require different documents, funding and approvals. Describe the deal before asking how quickly it can close.
The short answer
Which option fits your file?
Consider Location Title for explicitly advertised assignments and double closings, Marina Title when lien mitigation or attorney involvement may be relevant, and Title National for an investor service menu with several signing methods. Get acceptance of your exact structure in writing; a published menu is not approval of a particular transaction.

| Provider / presence | Fit to explore | Published evidence | Confirm before choosing |
|---|---|---|---|
| Location Title & Escrow LLCMiami Lakes office; Miami-Dade service coverage | Assignments and double closings | Dedicated South Florida wholesale-service page | Funding and exact structure need written acceptance |
| Marina Title LLCNorth Miami agency address; Florida-wide service | Investor files with title or legal complexity | Assignments, double closings, lien mitigation and private-money services | Clarify agency work versus a separate legal engagement |
| Title National LLCMiami office at 1250 SW 27th Avenue, Suite 301; Florida coverage | Investor transactions needing signing flexibility | Double closings, assignments, novations and RON or mail-away options | Do not treat the service menu as blanket structure approval |
Why these three?
- Expressly published investor transaction types rather than a generic residential service claim.
- Miami-Dade relevance and a matched DFS agency record.
- Practical disclosure of funding, legal and signing questions that a provider website cannot resolve.
Location Title appears first for the narrow assignment/double-closing use case advertised on its dedicated investor page. Marina’s broader published curative and legal-service menu may make it the first call for a more complicated file; Title National adds a documented signing choice.
Provider notes: strengths and tradeoffs
Assignments and double closings
Location Title & Escrow LLC
Location Title explicitly markets assignment and double-closing services for South Florida wholesalers, cash buyers and fix-and-flip investors. Its published scope includes Miami-Dade, Broward and Palm Beach. This is a direct match for an investor who needs an initial review of a proposed wholesale file.
What to confirm: The page is marketing material, not transaction testing. It does not establish a funded closing deadline, legal approval of your documents or permission to reuse one buyer’s funds for another transfer.
Ask: “Will you accept this contract and assignment or A–B/B–C structure, and what funding, disclosure and underwriter conditions apply to each leg?”
Official evidence: Investor and wholesale services.
Agency check: Florida DFS G245344 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Investor files with title or legal complexity
Marina Title LLC
Marina publishes a detailed investor menu covering assignments, double closings, lien mitigation, distressed properties and private or hard-money loan services. It describes an attorney-owned operation. That range makes it a sensible interview when the challenge is clearing the property or coordinating a more involved structure.
What to confirm: Attorney ownership does not automatically mean the buyer is represented by counsel. Ask who would give legal advice, under what engagement, and whether that work is separately priced.
Ask: “Which title defects can your closing team address, what requires a separate attorney engagement, and how will the additional work affect the estimate?”
Official evidence: Investor services.
Agency check: Florida DFS W215312 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Investor transactions needing signing flexibility
Title National LLC
Title National’s investor page names double closings, assignments, novations, fix-and-flips and hard-money transactions. It also lists RON, mail-away, mobile and office signing options. Its official office page identifies a Miami location, useful if some parties want to attend locally.
What to confirm: A broad investor menu does not settle whether your lender, title underwriter or contracts permit a particular approach. Confirm both legs of a double closing and the actual signing route before promising a closing date.
Ask: “For this deal, which signing method is approved and when must each transfer’s funds be received and cleared?”
Official evidence: Investor transaction types and signing options · Miami office.
Agency check: Florida DFS G323285 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.
Make the first inquiry specific
Provide the signed contract, proposed assignment or second contract, buyer and seller entity names, lender details and intended signing locations. Ask for an estimate that reflects the complete structure. Two deeds can mean two sets of transfer and recording questions; do not compare an ordinary purchase quote with a two-transfer quote.
For a foreign seller, ask early who determines withholding and prepares the required documents. The IRS FIRPTA guidance explains that buyers can bear withholding responsibility. A closing agent’s coordination does not replace transaction-specific tax advice.
Questions before opening the order
Does “wholesale friendly” mean any assignment is accepted?
No. Contract terms, parties, lender requirements and title underwriting still matter. Send the actual documents and obtain written acceptance before relying on a provider’s general marketing.
Is a title agency the same as a 1031 exchange intermediary?
Do not assume that role is included. Ask which separate qualified intermediary and tax advisor would be involved, what each party will do, and who controls the exchange funds.
Can I use remote signing for an investor closing?
Some listed providers advertise it. The proposed structure, signers, identification, lender and underwriter must still be checked for that file. See the remote-closing comparison for the questions to ask.
Research limits
This is a shortlist of published services, not an exhaustive Miami market survey. Research used official provider websites and Florida agency records on November 2, 2026. Provider statements are attributed, not independently tested. No closings were observed; no providers were contacted; no customer satisfaction, fee or closing-speed audit was performed. Availability, staffing, licensing and underwriting requirements can change.
All three options are title insurance agencies, not the insurance underwriters themselves. Attorney ownership or staff references do not establish a legal engagement. We did not verify individual attorney credentials, conduct a disciplinary-history search or test notary registrations and platforms. Ask who will issue the policy and what the commitment requires.
