Best Bilingual Title Companies in Miami: English–Spanish Picks

A Spanish greeting on a website is helpful, but a closing needs more than a greeting. Find out who can discuss the title commitment, settlement figures and signing documents in your preferred language—and whether that person will be available when you need them.

The short answer

Which option fits your file?

Ponce de Leon Title publishes an explicit English–Spanish bilingual statement; Marina identifies English–Spanish ability in a staff biography; New Dawn states that it speaks Spanish and lists Doral headquarters. These are three documented starting points. No reviewed source established the same language coverage for Location Title, so it is not included in this specialty list.

Why these three?

  • A provider’s own explicit language statement or a named bilingual team member.
  • A Miami-Dade office or address that matches the provider and agency record.
  • Separate treatment of spoken assistance, written translation and the notary’s communication needs.

Ponce de Leon appears first because its site explicitly identifies both English and Spanish. Marina provides named-staff evidence; New Dawn provides a Spanish-service statement. We have not assessed fluency or tested any provider’s interpretation service.

Provider notes: strengths and tradeoffs

An explicit English–Spanish service statement

Ponce de Leon Title Services Inc.

Ponce de Leon Title’s official site identifies English–Spanish bilingual support and residential, construction and commercial closings in Miami-Dade and Broward. It lists a Coral Gables office. The explicit language pair is the reason it belongs in this shortlist.

What to confirm: The site’s statement does not establish that every document will be translated or that a particular closer is available on your date. Its rankings and rapid-closing claims were not used as selection evidence.

Ask: “Can the person assigned to my file explain the title commitment and settlement statement in Spanish before signing day?”

Official evidence: English–Spanish service and office.

Agency check: Florida DFS A209300 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

A named bilingual staff contact

Marina Title LLC

Marina’s team page specifically identifies English–Spanish fluency for Luz Milagros Arroyo. That is more useful than inferring language coverage from the neighborhood or a translation button. Its agency address is in North Miami.

What to confirm: One biography is evidence of a published staff capability, not a promise that this person will handle every file. Ask for the assigned bilingual contact and backup rather than relying on a name alone.

Ask: “Who will be my bilingual contact, who covers absences, and is legal interpretation handled under a separate engagement?”

Official evidence: Named bilingual staff.

Agency check: Florida DFS W215312 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Spanish-speaking service from Doral

New Dawn Title Group

New Dawn Title Group’s homepage expressly offers Spanish communication. Its contact page lists headquarters at 8200 NW 41st Street, Suite 175, Doral, and a separate Boca Raton branch. Those sources establish a local contact option and a provider-stated language offering.

What to confirm: The homepage does not specify whether Spanish assistance covers every document review, lender conversation or notarial act. Clarify the full process and any translation charges before opening the order.

Ask: “Is Spanish support available throughout processing and signing, and which lender or title documents will still arrive only in English?”

Official evidence: Spanish-language service statement · Doral office and contact.

Agency check: Florida DFS W744049 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Spoken help and translated documents are different services

Ask for the language plan before scheduling. A bilingual closer may explain a figure without supplying a certified translation of the underlying legal document. Likewise, a Spanish website does not prove that a notary can conduct the required communication with a particular signer.

CFPB Regulation Z §1026.38 permits translated Closing Disclosures; it does not establish that a listed company or lender will provide one. Ask your lender what it can supply and allow time to review the documents with appropriate professional help. For RON, confirm how identity verification and the signing session will work in the requested language.

Questions before opening the order

Does bilingual service mean every document is in Spanish?

No. Confirm spoken explanations, written translations and signing assistance separately. Ask the lender and title agency which documents are available in Spanish and whether any translation costs extra.

Is Location Title a verified bilingual option?

Not in the official materials reviewed for this comparison. Its other documented services are described in the company profile. Ask directly for the language pair, assigned contact and signing support before relying on bilingual coverage.

Do these picks cover Haitian Creole or Portuguese?

This page compares documented English–Spanish support only. It does not establish coverage for other languages; request a specific language plan from the provider.

Research limits

This is a shortlist of published services, not an exhaustive Miami market survey. Research used official provider websites and Florida agency records on November 2, 2026. Provider statements are attributed, not independently tested. No closings were observed; no providers were contacted; no customer satisfaction, fee or closing-speed audit was performed. Availability, staffing, licensing and underwriting requirements can change.

All three options are title insurance agencies, not the insurance underwriters themselves. Attorney ownership or staff references do not establish a legal engagement. We did not verify individual attorney credentials, conduct a disciplinary-history search or test notary registrations and platforms. Ask who will issue the policy and what the commitment requires.
