Association documents / title clearance / settlement
Best Title Companies for Miami Condo Closings: 3 Options
A condo closing has two calendars: the purchase contract and the association’s paperwork. A title search can be finished while an estoppel, approval or lender questionnaire is still outstanding. Choose a closing team that can explain who owns each request and what happens if the closing date moves.
The short answer
Which option fits your file?
Start with Location Title for published Doral condo and estoppel coordination, Marina Title for association payoffs alongside title clearance, or Cloud Title for a Miami condo file managed through a remote service model. These are different documented fits, not a claim that one company closes condos faster.

Provider order reflects the use cases below. Scroll within the table on a small screen.
| Provider / presence | Fit to explore | Published evidence | Confirm before choosing |
|---|---|---|---|
| Location Title & Escrow LLCMiami Lakes office; Miami-Dade service coverage | Doral condo and HOA coordination | Published estoppel, restriction and payoff coordination | Ask for building-specific approvals and assessment handling |
| Marina Title LLCNorth Miami agency address; Florida-wide service | Association payoffs plus title issues | Residential list includes association payoffs and title clearance | Confirm who handles condo applications and building documents |
| Cloud Title LLCStatewide coverage; DFS address in Land O’ Lakes, not a verified Miami office | A Miami condo with remote coordination | Miami page explicitly covers Brickell condos and online or in-person signing | Statewide service coverage; no verified Miami storefront |
Why these three?
- Explicit Miami-Dade condo relevance or published association-payoff work.
- Documented title, escrow and residential settlement services.
- A clear distinction between an office and service coverage, plus a valid DFS agency record.
Location Title leads because its Doral page explicitly describes condo restrictions, estoppel coordination and lender-condition tracking. Marina follows for association-payoff work; Cloud provides an alternative delivery model. The order is not a score for closing quality.
Provider notes: strengths and tradeoffs
Doral condo and HOA coordination
Location Title & Escrow LLC
Location Title’s Doral service page discusses planned communities, condo inventory, estoppel coordination, payoff sequencing and lender conditions. That makes it a relevant call when your file needs an identified person chasing association documents. Its office is in Miami Lakes; the Doral page describes service coverage.
What to confirm: A city service page does not establish experience with your building, lender approval of the project, or a guaranteed association response time. Ask whether an estoppel update is needed if settlement moves.
Ask: “Who requests the estoppel and association approval, how are special assessments allocated, and who follows up if either is late?”
Official evidence: Doral condo and HOA coordination · Office, contact and service overview.
Agency check: Florida DFS G245344 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

Association payoffs plus title issues
Marina Title LLC
Marina’s residential service list includes obtaining association payoffs, examining and clearing title, preparing a closing statement and handling disbursement. Those tasks are useful when the seller’s balances and recorded claims need to be reconciled together. The agency record lists North Miami.
What to confirm: An association payoff is only part of a condo file. Its published residential list does not establish that every application, structural report or lender questionnaire is included in the closing fee.
Ask: “Which association balances and special assessments will you reconcile, and which building or lender documents remain my agent’s responsibility?”
Official evidence: Residential services and association payoffs.
Agency check: Florida DFS W215312 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.

A Miami condo with remote coordination
Cloud Title LLC
Cloud Title’s Miami page explicitly describes condo transactions in Brickell and a dedicated closer model. It offers title review, escrow, settlement and signing options for Miami-Dade properties. The provider describes a cloud-based agency; DFS lists a Land O’ Lakes business address.
What to confirm: Treat this as Miami service coverage rather than a local walk-in office. The Miami page does not spell out a building-by-building estoppel process, so obtain the association task list before assigning the file.
Ask: “Who orders and checks this building’s estoppel and approval, and where would an in-person signing actually take place?”
Official evidence: Miami condo, title and escrow services.
Agency check: Florida DFS W706650 listed a valid title insurance agency license (0412) with a qualifying appointment on November 2, 2026. This does not establish service quality or a clean disciplinary history.
Keep three document questions separate
The estoppel: ask what the association says is owed and how long the certificate remains effective. The purchase approval: ask whether the association must approve the transfer. The building and loan documents: ask your agent, attorney and lender which reports and project documents they need. One completed request does not prove the others are complete.
Florida’s condo estoppel rules appear in §718.116; sale-disclosure provisions appear in §718.503. Have your attorney apply the current requirements to the contract and building. A title policy is not a structural inspection or a promise against future assessments.
Questions before opening the order
Does an estoppel replace condo due diligence?
No. It addresses association account and transfer information. Ask separately about the governing documents, assessments, applicable building reports and lender approval.
Can a title company promise a condo closing date?
It can coordinate its own tasks, but association responses, lender clearance and unresolved title requirements can change the schedule. Ask for a dated list of outstanding items rather than a speed guarantee.
Which fees should I compare?
Request the same scope from each provider: title premium and endorsements, closing services, searches, association charges and any third-party items. Ask who pays each charge under the contract.
Research limits
This is a shortlist of published services, not an exhaustive Miami market survey. Research used official provider websites and Florida agency records on November 2, 2026. Provider statements are attributed, not independently tested. No closings were observed; no providers were contacted; no customer satisfaction, fee or closing-speed audit was performed. Availability, staffing, licensing and underwriting requirements can change.
All three options are title insurance agencies, not the insurance underwriters themselves. Attorney ownership or staff references do not establish a legal engagement. We did not verify individual attorney credentials, conduct a disciplinary-history search or test notary registrations and platforms. Ask who will issue the policy and what the commitment requires.
